Seasonal Reminders

  • Many homeowners have installed holiday decorations on their homes. These decorations give a festive air to the community but what goes up must come down within 30 days of the holiday. Your cooperation with this regulation in appreciated!
  • Police advise residents to avoid being victims of auto theft by never leaving your vehicles to warm up unattended. It's tempting to go inside of a cup of coffee while your car is warming up, but it's a great way to end up without transportation
  • Remember to disconnect hoses from your exterior hose bibs to prevent pipes from bursting during cold weather

 

Change in Property Management Company
Effective 1 December 2008

After considerable examination of the many operational and management needs of the Tallgrass Homeowners Association, the Board of Directors began investigating professional community management firms. The Board of Directors has selected Westwind Management Group, Inc. to assume management responsibilities of the Tallgrass Homeowners Association. Commercial Property Update
On Tuesday, December 2, 2008 the Arapahoe County Planning and Zoning Commission unanimously approved the final development plan (FDP) for the commercial property development on the NW corner of Quincy and Picadilly. The FDP will now go before the Arapahoe County Commissioners for their review and vote. It is expected the Commissioners will approve the FDP, enabling development to begin in the near future. Each lot within the property to be developed will be required to submit plans to the Arapahoe County Public Works and Development and go through the formal approval process before beginning.

 

April 2008 - Park Update
The Tallgrass HOA board has appointed a park committee chaired by Mr Hank Henningsen along with other appointed members to solicit ideas to communicate recommendations to the Arapahoe Parks and Recreation District regarding the 9-acre park north of the Ryland Home models. The committee has met several times and will be presenting their recommendations to the APRD on Apr 15. Please see attachments for further information. Please be aware that the 9-acre park is owned and maintained by Arapahoe County and we are only providing ideas to be considered part of the park design.

Fence Stain - Staining your fence is not required. However, if you want to stain your fence, the association requires that certain fence stains be used. In addition to using a clear, non-pigmented preservative, the following stains are permitted: KWAL Dune Gray solid oil-based stain or the Tallgrass perimeter fence stain which is also a solid, oil-based stain. The codes for these stains are as follows:

Tallgrass Perimeter Fence Stain: KWAL Base 6250: BY C4Y36 FY24 W5Y36 (1 gallon)

Dune Gray Code: KWAL Base 9730: C10Y I2Y24 L15Y (5 gallon) or C2Y I24 L3Y (1 gallon)

Erosion Control - Proper erosion control is critical and appropriate measures must be taken by all Tallgrass owners to prevent erosion damage to neighboring lots. Drainage patterns established by your builder for your lot may not be changed during landscape of your yard. Click here for more information.

About Tallgrass

Tallgrass Homeowners Association (f.k.a. Saddle Rock Highlands Homeowners Association) is located in unincorporated Arapahoe County. The community development will be comprised of 718 single family homes at buildout. The development is generally located at the northwest corner of S. Picadilly Road and E. Quincy Avenue. The Association was incorporated in February, 2003 under the name of Saddle Rock Highlands Homeowners Association, Inc. A Certificate of Trade Name was filed with the Colorado Secretary of State on January 29, 2004, changing the name of the Association to Tallgrass Homeowners Association, Inc.

Amenities include approximately over 15 acres of open space, perimeter fencing and entry monuments. Arapahoe Park & Recreation District is responsible for maintenance of a 9 acre park at the circle on Malta & Oxford. There are also over 25 acres of native open space throughout the development which are owned and maintained by East Cherry Creek Valley Water and Sanitation District.

Four builders, Richmond American Homes, Melody Homes, Ryland Homes, and Capital Pacific Homes have been designated as approved builders for this development.

Association members pay a semi-annual assessment which includes weekly curbside trash pickup and recycling service. Assessments also pay for the following expenses: landscape maintenance, water for the common elements, liability insurance for the common areas, Director's & Officer's insurance, professional management, legal fees, electric for the common elements, snow removal on selected perimeter sidewalks, and reserves. Design Review Committee

The Design Review Committee (DRC) for Tallgrass Homeowner's Association is charged with maintaining community standards on behalf of all homeowners. The governing documents for Tallgrass HOA establish the Design Review Committee and empower the committee to create reasonable enforcement guidelines for the community.

In general, any exterior alteration to a house and/or the landscape (front and back) requires the submission of an Design Review Committee Request for Approval form to the DRC. You may print a version of the form by clicking here.

The DRC receives many requests from homeowners each year. Unfortunately, many homeowners fail to plan in advance. Submittals are often incomplete, lacking the necessary support documentation. For any number of reasons, residents request that their submittal be expedited for approval within a day or two. Other homeowners conclude that because they have seen their idea at another house within the subdivision, the approval will be automatic. Please remember the following:

1. Incomplete submittals are returned to the homeowner, delaying the review process.

2. Most reviews by the DRC take 7-10 business days at a minimum, although the DRC has 45 days to review your request. The DRC members try to review all requests as quickly as possible, but please remember that they are volunteers and have full-time work and family commitments, just as you do.

3. Please provide detailed plans, showing dimensions, type of materials, and location of the improvement in relation to your lot or house. Before submitting your request, try to ask yourself if you would understand your submittal if you were a committee member being asked to review your request.

4. A written response will be mailed to you as soon as the DRC has made a decision on your request.
